Maintain optimum efficiency for units as per design
Prevent expensive repairs by nipping issues in the bud
Maintain good health through clean air circulation and avoid dust particles
The recommendation is to have at least one major aircon inspection per year, and at least two minor inspections within a year.
Major Air Conditioner Maintenance (Once annually)
Outdoor maintenance
Outdoor condenser coils are thoroughly cleaned
Inspection of outdoor fan motor and blades for any potential problems and free of debris that may attach itself on the blades
Check compressor and refrigerant tubing for blockages and leaks. Leaks and blockages result in excess energy requirements from the compressor which will eventually lead to failure.
Indoor Unit maintenance
Check the refrigerant level for optimum results and to ensure compressor is not over worked.
Inspect the drain pans and condensate drains, so that there is no excess moisture present
Lubrication of moving parts
Inspect all electrical controls, wiring and connections to ensure no naked wires present, and that the wires are free of damage.
Cleaning filters
Checking airflow and ventilation functionality
Entire System
Running a system test and observing any funny sounds and looking for leaks all round. Check indoor temperature as well as system pressure
Minor Service (At least twice per year)
Inspecting furnace filters and replace where necessary
Inspect the outdoor condenser unit and remove all debris from the sides and top of the cabinet.
Cleaning filters
Tightening electrical connections and measuring voltage.
